In a traditional process, design, procurement and construction individuals work in sequential, rigid silos making decisions based only on their scope and perspective of the project.

The InnSpace delivery method was developed to provide accurate, timely and relevant information at each step of the project, which we have established in 3 distinct phases, we call: Ready. Set. Go.

Our integrated teams leverage knowledge and resources to create deliverables in a systematic, phased approach. This translates to a much more complete, technically ready project at each milestone.

This delivery method results in projects delivered on-time and in-budget with much greater risk mitigation. The use of our delivery method to design and deliver your project can guarantee that change orders only come from unforeseen field conditions or client driven changes. We assume 100% of the risk for design, budget, schedule and construction when clients choose to use our full delivery method.

PHASE 01:

This strategy-centric phase commences with extensive programming due diligence, which includes existing site conditions and brand/owner requirements.

Our full project team collaborates to produce a project-specific ROM package which includes:

design intent brushstroke
comprehensive scope of work
detailed project estimate
complete project timeline

The successful compilation of this package requires design, technical procurement and construction input, which forces a holistic project view and works to neutralize potential situations before they become a problem.

Phase 01 of the project is concluded with the completion of the ROM package, which then becomes the framework from which every selection and decision is bench-marked.

PHASE 02:

Through this detail-oriented structure phase, everything is brought together in a concentrated team effort.

The Project team dots all the i’s and crosses the t’s researching and producing everything required to execute the project, including:

full design submittal package
jurisdiction requirements
sub-contractor research/bids
construction & permit documents

The design, technical, ff&e procurement and construction teams are fully engaged in a collaborative effort to ensure all factors, such as lead times, costs and legal requirements, fit within the structure.

Phase 02 of the project is concluded with the completion of the submittal/construction set of documentation which then becomes the road map to project completion.

PHASE 03:

The go phase is where the project is actioned & executed.

Our project team confidently approaches this phase, as we have all been intimately involved through the whole process. So, we just go to work, including:

scheduling & staging control
mobilization & construction

We know that at this point in the project is when breakdowns would typically happen. However, on our projects the team who is executing had been integrated from day one, understanding the project in detail -- scope of work, design intent and schedule.
